Case Study: Development Consulting
Background: A large-scale master planned development in North Texas is well underway with planning and zoning. The 3,000+ home community will feature schools, retail, restaurants, clubhouses, resort-style swimming pools and a host of outdoor amenities.
Challenge: The city where the master planned community is being developed had initial agreed to assist in the cost for pump stations, but after planning was approved, the city had decided to no longer assist in this expense. This decision would drastically change the developer’s pro forma by adding a substantial increase in the cost of the project.
Action and Outcome: Consulting with the developer, our team worked diligently to assemble plans and create a pro forma for the city to showcase various benefits via tax and general stimulus for the city by adding over 3,000 homes. Upon proposing our analysis to the city and requesting they honor their prior commitment to assist in the cost of the pump stations, the city committed to the subsidy. This saved our clients a great deal of time and money in the development process.
